Abu Dhabi Just Recorded Its Strongest Half Year on Record

AED 87.4 billion in six months, a rent freeze that quietly rewrites the return case, and a wave of capital that now has a masterplan. Here is what June told us.

Abu Dhabi is not slowing down. It is compounding.

In the first six months of 2026, the emirate registered AED 87.4 billion in real estate transactions across 17,072 deals. That is up 156.9 percent on the same period last year, and it is the strongest half year the market has ever recorded. The figures come from the Abu Dhabi Real Estate Centre, via Dari.

A number that large can start to feel abstract. What matters is the shape of the market underneath it, and in June that shape came into focus.

The market got deeper, not just bigger

Two figures tell the real story of the half.

Villa median prices rose 82.6 percent, the single most striking movement in the entire dataset. And off-plan now accounts for 78 percent of activity, up from 57 percent across the whole of 2025. Buyers are not just transacting more. They are buying earlier, backing the emirate's future stock rather than competing over what already exists.

By volume, Al Reem sat at the front of the half, followed by the newer island communities drawing the bulk of off-plan demand. The center of gravity is moving toward masterplanned land, and the data confirms it.

June's defining move was a rent freeze

The headline event of the month was regulatory. ADREC introduced a freeze on rents across legacy stock, a measure aimed squarely at protecting the people who live here.

Read as a market signal, it is a sign of maturity rather than cooling. But it does change the math for investors. With rental income capped on older buildings, the return case shifts toward off-plan and capital appreciation. The upside is no longer in squeezing yield from existing stock. It is in owning the growth.

There is one important exception. ADGM jurisdictions sit outside the freeze. Al Maryah and the ADGM-regulated parts of Al Reem remain a free-pricing zone, which concentrates the most attractive leasing economics in exactly the district the emirate is now expanding.

The capital that arrived now has a home

This year, Abu Dhabi welcomed a run of global institutions to permanent addresses: Man Group, Rokos, Bain Capital, Barings, Hillhouse and State Street among them.

In June, the emirate answered them with bricks. Aldar and Mubadala announced a AED 59 billion expansion of Al Maryah Island, a 60 to 40 joint venture that effectively doubles the capacity of the district housing this migration.

It is easy to file this under finance. It is really a housing story. Institutions bring people, people need homes, and now there is a masterplan for both.

The launches shaping the second half

June also delivered the pipeline that will define the rest of the year.

Hudayriyat Golf Estates by Modon was the launch of the month. Townhouses open from AED 4.3 million, villas from AED 10 million and mansions from AED 18 million, with handover set for Q2 2030. It is a statement of intent for one of the emirate's most ambitious new island communities.

Emirates Palace Mansions, in partnership with Mandarin Oriental, brought branded ultra-prime residences to one of the most recognised addresses in the capital.

The Orchids at Yas Acres by Aldar continued the build-out of the Yas corridor, a stretch that is no longer a promise. It is already trading like it knows what is coming, with 3,152 deals in the first half and AED 218 million in Al Kaser transactions alone, alongside the Sobha, Disney and Sphere developments anchoring its future.

    What this means

Abu Dhabi has crossed into a new phase. The record numbers are the surface. Beneath them is a market rebalancing toward off-plan, a regulator protecting residents while leaving room for institutional pricing exactly where it is needed, and a capital base that is putting down permanent roots.

For buyers and investors, the window is not about catching a moment. It is about positioning ahead of a masterplan that is now visible in full.

At K Estates, this is the market we read every day, across Abu Dhabi, Dubai and the Riviera. If you are looking at where Abu Dhabi goes next, we would be glad to walk you through it.
