Read the headline number on its own and June looks like a pullback: AED 32.61 billion in sales, down from April's AED 48.4 billion. Look closer and a different story appears. Transaction volume barely moved, 13,728 sales in June against 14,078 in April, just 2.5% lower. Combined with mortgage activity, the market actually grew, up 0.8% to 17,593 transactions worth AED 43.15 billion.
So what happened to the money? It went entry level.
June's average sale price fell from AED 3.44 million in April to AED 2.38 million, and the reason sits squarely in Dubai South. A wave of affordable off-plan releases, led by Azizi's large-scale launches, pulled the market average down without pulling a single buyer out of it. Properties under AED 2 million now account for over 72% of all activity, with the sub AED 1 million band alone taking 42%. This is not buyers losing confidence. It is developers meeting a segment of the market that was underserved, and buyers showing up in force to claim it.
For anyone reading Dubai's numbers as a temperature check on appetite, June is a reminder to read the mix, not just the total.
Dubai South led every area by a wide margin, closing AED 3.07 billion across 2,823 transactions, almost entirely off-plan. But the high end had its say too. Business Bay's Bugatti Residences delivered the month's standout transaction, a AED 200 million off-plan sale that stands as June's largest residential deal anywhere in Dubai, alongside a second unit at AED 70 million. Business Bay's ready market held its own too, AED 689.5 million across 247 deals, proof that secondary stock in the right corridor still moves without a new launch to drive it.
Dubai Islands rounded out the top three with AED 1.16 billion, almost entirely off-plan, as Nakheel's island redevelopment continues to absorb serious capital.
On the villa side, Emirates Hills and Hadaeq Sheikh Mohammed Bin Rashid's Eden Hills produced the month's top ready sales, AED 86 million and AED 88.8 million, a clear signal that Dubai's most established addresses remain untouchable at the top.
Yearly rents across Dubai averaged AED 101,750 in June, with villas commanding AED 337,107 on average. Independent market data released this month showed new villa rental contracts above AED 1 million up 27% year on year, with Palm Jumeirah leading volume and Dubai Hills Estate posting the sharpest growth, up 37% year on year. For landlords and investors, the yield story in Dubai has not softened.
June also brought Emaar's largest ever single project announcement, a AED 200 billion, 4.5 million square metre master-planned district built to house 150,000 residents, alongside the Dubai Land Department's new Flexi Rent initiative aimed at making the rental market more accessible. Both point the same direction: this is a market being built for its next decade, not managed through its next quarter.
Entry-level product is having its moment, and it is reshaping the averages without reshaping the fundamentals. Prime corridors like Business Bay and the villa enclaves of Emirates Living continue to command record prices precisely because they are not competing on volume. If you are positioning a portfolio, timing an exit, or looking for where Dubai's next value is being created, June's data makes the case for both ends of the market at once.
