A AED11.33 billion trading week, a calmer regional picture, and two of the largest development plans the city has seen. Here is what moved the Dubai real estate market this week, and what it signals for investors watching the long game.

Dubai closed another heavyweight week. Even with a softer regional backdrop in the first half of the month, the city moved more than eleven billion dirhams of property and lined up two of its most ambitious development announcements to date. For anyone holding or hunting luxury real estate in Dubai, the week was less about noise and more about conviction.

By the Numbers: a AED11.33 billion trading week, led by sales

Dubai's property sector recorded AED11.33 billion (USD 3.1 billion) in total real estate transactions between 8 to 12 June 2026, according to the Dubai Land Department. Sales did the heavy lifting at AED7.47 billion (USD 2 billion) across 3,110 deals, with mortgages (AED2.58 billion) and gifted property (AED1.28 billion) making up the balance.

The depth here matters more than the headline figure. A week balanced across sales, mortgages and gifted property points to a market being used by people who live in it, not only traded on it, which is exactly the kind of base that supports prime values over time.

Top Sales: the week's standout deals stayed on the water

Unsurprisingly, the most valuable transactions clustered around Dubai's prime waterfront. The week's top sale landed on the Palm, reinforcing why Palm Jumeirah property remains one of the most tightly held addresses in the city.

    1. Como Residences, Palm Jumeirah apartment, AED41M
    2. Meriva Signature, Palm Deira apartment, AED37.1M
    3. Lumena Alta by Omniyat, Business Bay office, AED27M

That an office in Business Bay sat alongside two waterfront homes at the top of the table is worth noting. Prime commercial space is increasingly trading like trophy residential, a pattern we track closely across our Dubai area guides.

Developer Watch: two AED200 billion plans, one clear message

Within the same week, both Omniyat and Emaar set out portfolio ambitions in the AED200 billion range. Omniyat plans to grow its book from AED100 billion to AED120 billion today to more than AED200 billion by 2030, with a major new project lined up in Abu Dhabi and expansion across residential, commercial and hospitality. The developer reported AED20 billion in 2025 sales and said pricing holds firm and all projects stay on schedule, despite a brief sales slowdown earlier in the month.

Emaar, meanwhile, is preparing a landmark development valued at AED200 billion (USD 55 billion), positioned to frame views of Burj Khalifa, Burj Al Arab and Palm Jumeirah in a single sweep. It is being described as one of the most ambitious projects in the developer's history and a defining new entry on the skyline.

Two of the city's most credible developers committing AED200 billion in the same week is not a coincidence. It is a read on where they expect demand to be in 2030.

For investors weighing off-plan opportunities on the Palm, the signal is straightforward: the supply being planned now is firmly aimed at the top of the market. It is also worth reading alongside the long-term case for Palm Jumeirah as a luxury investment.

The Wider Read: villas climb, apartments cool slightly

Recent data shows the market maturing rather than overheating. Across the year, villa values rose 5 percent, while apartment values recorded their first annual dip in six years, down 1.4 percent. Set against a Q1 2026 that delivered AED252 billion in transactions, up 31 percent year on year, a modest apartment softening reads as healthy rebalancing, not a turn. Abu Dhabi, for context, posted AED66 billion in Q1, a 161 percent jump year on year. For buyers prioritising long-term hold, the best villa communities in Dubai remain the steadier end of the curve.

Macro Backdrop: a calmer region steadies sentiment

The week's most consequential headline sat outside property. The U.S. and Iran reached a preliminary agreement to wind down months of conflict, with a formal signing expected in Switzerland and the reopening of the Strait of Hormuz. Oil prices eased and Asian and European equities firmed on expectations of steadier energy supply and regional stability. The deal remains preliminary, with details to be worked through over the next 60 days, but the direction of travel removes a layer of uncertainty that had briefly cooled buyer activity, and Dubai tends to benefit when the region reads as a safe harbour.

Building 2030: infrastructure that underwrites long-term value

Two infrastructure stories rounded out the week, both of which feed directly into property fundamentals. Dubai will add 31 new pedestrian bridges and tunnels by 2030, extending a walking network that has grown 585 percent since 2006 and helped cut pedestrian fatalities 98 percent over 18 years. Walkability is quietly one of the strongest drivers of community desirability and price.

On a larger scale, Al Maktoum International Airport's expansion is advancing on schedule, with Phase 1 targeting operations in 2032 and the finished hub designed to handle more than 260 million passengers a year. As the anchor of Dubai's D33 economic agenda, it is the kind of generational project that reshapes value across entire corridors of the city well before completion.
