DUBAI'S PRIME OFFICE MARKET HITS RECORD TIGHTNESS — AND IT'S TELLING YOU SOMETHING ABOUT EVERYTHING ELSE

Grade A office vacancy across Dubai has fallen to roughly 5%. In DIFC, One Central and Downtown, it is effectively zero. You cannot lease a significant block of space in the financial core of this city right now. You can join a waitlist.

That is not a normal market condition. And it is not a real estate story.

    What the Numbers Actually Say

K Estates has released its Q1 2026 Dubai Office Market Brief, prepared for our international client base of high net worth individuals and family offices. Drawing on data from Savills, JLL, Cushman & Wakefield and Knight Frank, the brief maps where the space is, where it isn't, and what the imbalance means for occupiers and investors through 2027.

    Three figures define the moment:

71,830 new companies registered with Dubai Chamber in 2025 alone — a record annual intake, before counting a single free zone. Family offices, hedge funds and regional headquarters are choosing Dubai over Singapore and Hong Kong at an accelerating pace.

97% of all Q1 2026 office deals were for spaces under 3,000 sq ft. Large floorplates are not being leased because they are not being offered. They simply do not exist in the core anymore.

+14% year on year rental growth, with prime rents averaging AED 238 per sq ft across the city and DIFC now commanding AED 537 — the highest on record.

The Financial Core Is Closed. The Value Tier Is Tightening.

Dubai's office market has split into two distinct stories running simultaneously.

DIFC, One Central and Downtown are operating at or near zero vacancy. If you want Grade A space in the financial core today, you are negotiating off-market or pre-letting into 2027 supply. The 90-day leasing timeline is gone. Pre-letting now requires a six to nine month commitment minimum.

Business Bay, Sheikh Zayed Road, Dubai Design District and Dubai Hills Estate still have availability — but each is tightening quarter on quarter. The window for locking Grade A space at today's rents is narrowing. With 14% year on year growth, every quarter of indecision adds material cost.

Six million square feet of new supply is expected to deliver by 2027, concentrated in DIFC, Sheikh Zayed Road, Expo City, JLT and Business Bay. Relief is coming — but slowly, and older stock across the city faces growing obsolescence as tenants upgrade.

    A Note on Q1 2026

Q1 2026 was the first quarter since H1 2021 with no rent rise. It is worth addressing directly.

This is noise, not signal. The pause was driven by two specific factors: the regional conflict that began in February 2026, and the Ramadan and Eid period compressing transaction activity. Enquiries, registrations and pre-lets have not softened. We expect rent growth to resume from Q3 2026.

Anyone reading a Q1 flat line as a trend reversal is misreading the data.

What This Means If You Occupy

Act earlier than you think. The timeline for securing quality space has extended significantly. If you are planning a move or expansion in 2026 or 2027, the conversation needs to start now.

Use the value tier strategically. Business Bay and JLT offer comparable Grade A amenity and ESG profile to DIFC at 60 to 70% below DIFC rents. For firms where address prestige is secondary to quality of space, the arbitrage is significant.

Lock five year terms now. With rental growth at 14% annually, every year of delay compounds. Landlords are rewarding covenant-strong tenants with fit-out contributions and rent-free periods — but that leverage diminishes as vacancy tightens further.

Negotiate incentives, not headline rent. In a landlord's market, pushing on the face rate rarely works. Pushing on free periods, fit-out contributions and break clauses does.

What This Means If You Invest

This is a rare, durable imbalance. Five percent vacancy combined with a multi-year supply lag represents the strongest income security profile in the GCC right now. The demand drivers — corporate relocations, family office formation, capital migration from Asia and Europe — are five to ten year tailwinds, not a 2026 spike.

Only underwrite ESG Grade A. Older stock faces capex pressure, repositioning risk and potential write-down as tenants migrate upward. The bifurcation between new and old stock is accelerating.

Off-market is where value lives. Listed Grade A in DIFC is priced for perfection. Asymmetric investment plays sit off-market, and that is precisely where K Estates operates.

Pre-let 2026 and 2027 deliveries. Locking today's rents for 2027 occupancy is one of the cleaner risk-adjusted plays available in Dubai commercial right now. Landlords reward covenant strength with meaningful concessions at the pre-let stage.

    The Bigger Picture

The 5% vacancy figure is not a real estate story. It is a confidence story.

Dubai's commercial sector has stopped being cyclical and become structural. Anyone underwriting Dubai commercial real estate on the assumption that supply will eventually catch up with demand is mispricing the risk. The demand drivers are not a spike. They are a decade-long reset of where global capital, talent and business formation want to be headquartered.

The same imbalance is now visible across every prime residential asset class. Ultra luxury villas, Palm Jumeirah trophy properties, branded residences, off-plan launches at premium addresses — all of it is being chased by the same global pool of capital that has decided Dubai is no longer optional.

Office vacancy is the leading indicator. Prime residential scarcity is the lagging one. Both are heading the same direction.

As Khaled El Sherif, CEO and Founder of K Estates, puts it: "71,830 new companies registered on Dubai's mainland alone in 2025 — before counting a single free zone. That is not a real estate statistic. It is a verdict. Capital, talent and entrepreneurship have made their choice. Dubai has moved from growth market to global capital, in the same conversation as London, Singapore and Geneva. For our clients, the question is no longer whether to be in Dubai. It is how to be positioned correctly when the next decade is written."

    The Takeaway

Dubai is no longer a place you invest in for the trade. It is a place you invest in for the position.

The buyers and occupiers acting decisively in 2026 are not chasing a cycle. They are claiming a seat at the table of a city that has just changed weight class. The next two years will reward those who move with conviction and penalise those who wait for certainty that will not come.
