Dubai's prime market does not slow down, and the past week proved it again. Between 12 and 18 June 2026, the ten largest residential sales registered with the Dubai Land Department ranged from AED 41.9M to AED 200M, together accounting for just over AED 700M in value. The list split cleanly down the middle: five branded apartment residences and five trophy villa communities, with a single Bugatti Residences by Binghatti deal in a class of its own at the top.
Here is the full ranking, straight from the Dubai Land Department.

A quick read of the week before we get into what it means.
A few things stand out once you sit with the numbers.
The top end is in a category of its own. The AED 200M sale at Bugatti Residences by Binghatti came in at more than two and a half times the next deal on the list. When a single residence clears two hundred million, it resets the ceiling for everything beneath it and tells you the genuine trophy segment is operating on its own logic, largely detached from the wider prime market.
Branded residences led on value, villas matched them on count. The list is a clean five to five between apartments and villas, but it is not balanced on value. The five branded apartments, Bugatti twice, The Alba Residences, Baccarat Residence and Peninsula Residences, took close to two thirds of the AED 700M between them. Buyers at this level are paying for design pedigree, a recognised name on the door and a fully managed lifestyle, not square footage alone, and developers have read that appetite precisely.
The villa half is about scarcity, not volume. Eden Hills, Palm Jebel Ali, Al Barari, Alaya at Tilal Al Ghaf and Jumeirah Islands are all low-density, space-rich addresses where supply is fixed and rarely comes to market. A six or seven bedroom home in one of these communities is not a unit in a tower that can be replicated on the next floor up. That scarcity is what holds value through any softening in the wider market.
Business Bay was the week's apartment epicentre. Three of the ten sales sat in the Business Bay and Dubai Canal corridor, led by both Bugatti deals and Peninsula Residences. The area's shift from a commercial district into a branded waterfront-living destination is showing up directly in the transaction data, not just the marketing.
Off-plan and ready are selling side by side. The list mixes off-plan branded towers with handed-over villa communities, a sign of a market buying with confidence across both ends of the delivery timeline rather than concentrating on one. You can track how that balance moves week to week in our market trends coverage.
For sellers, the read is straightforward. Trophy assets with a strong address or a recognised brand are still setting records, and the gap between the best stock and the merely good is widening. If you own at this level, pricing to the headline rather than the average is justified, provided the asset earns it. If you are considering a quiet, off-market exit, that is something we handle discreetly through List With Us.
For buyers, it confirms that competition for the best stock has not eased. Up to a large share of villas in the most sought-after communities trade before they ever reach a portal, so access and timing matter as much as budget. Browse current villas and apartments, and speak to us early about anything off-market.
These are the deals that rarely surface in a portal search. They move through relationships, discretion and timing, and they reward advisers who know the market block by block. At K Estates, we work with a select roster of buyers and owners across Dubai, Cannes and Monaco, advising on the residences and villas that define the top of the market.

The highest registered residential sale from 12 to 18 June 2026 was a five bedroom residence at Bugatti Residences by Binghatti for AED 200M, according to the Dubai Land Department.
The ten largest residential sales of the week came to just over AED 700M combined, ranging from AED 41.9M to AED 200M.
The list split evenly by count, five branded apartments and five villa communities, but the branded apartments took close to two thirds of the total value, driven by the AED 200M Bugatti sale.
Business Bay and the Dubai Canal corridor accounted for three of the ten sales, the most of any single address.
