The wait is over. Etihad Rail's Dubai to Abu Dhabi passenger service launched on 30 September 2026, linking the UAE's two biggest cities by train for the first time. The journey takes about an hour, fares start from Dh39, and the Dubai station connects straight into the Metro.
For residents, it's a new way to commute. For property buyers and investors, it's something bigger: a shift in how far apart Dubai and Abu Dhabi really feel. Here's everything you need to know about the service, and why it matters for where you live and invest.
The first passenger train left Dubai's Al Yalayis Station at 6:14am on 30 September and reached Abu Dhabi at 7:18am. Demand was immediate: several launch-day departures sold out, including Premium seats on the very first train.
The launch followed a symbolic moment the day before, when UAE President Sheikh Mohamed bin Zayed Al Nahyan travelled from Abu Dhabi to Dubai on board an Etihad Rail train. For a country built around the car, a fast and affordable train between its two main cities marks a real change in how people move.
The service runs between two stations, with five trains a day in each direction.

You can book in three ways:
Fares vary by departure and availability, so book early for peak times. Launch week showed how quickly popular trains fill up.
If you're driving to Al Yalayis, paid parking is available: Dh5 per hour, Dh30 for five hours or more, and Dh40 overnight (1am to 5am).
The Dubai Etihad Rail station is linked to Jumeirah Golf Estates Metro Station by a dedicated pedestrian bridge. That means you can step off the train and onto the Dubai Metro without a car or a taxi.
It's a small detail with a big effect. The rail line doesn't end at the edge of the city; it plugs into Dubai's wider transport network, so the rest of Dubai is one transfer away.
Dubai to Abu Dhabi is one piece of a national network that opens in phases through March 2027.

Once complete, the network will connect communities, business districts and leisure destinations across four emirates.
Infrastructure has always shaped where property value grows. Major transport links change how buyers think about distance, and Etihad Rail puts four things on an investor's radar.
Jumeirah Golf Estates and the areas around Al Yalayis now have direct intercity access, alongside their Metro link. The same goes for communities around Mohammed Bin Zayed City in Abu Dhabi.
A home in Dubai is now a realistic option for someone who works in Abu Dhabi, and the reverse. More potential buyers can consider the same property.
Easy access to two job markets opens a property up to more tenants, which matters for anyone buying to let.
With the two markets about an hour apart, investors can diversify across Dubai and Abu Dhabi and still manage both easily. Corridors along the line, such as Dubai South, are worth watching as the network grows.
Dubai and Abu Dhabi have always been the UAE's two capitals of lifestyle and business. Now they're about an hour apart by train, and that changes the conversation for buyers and investors.
The opportunity isn't only in the obvious places. It's in understanding how new connections reshape demand across communities, and moving before the rest of the market catches up. That's where local insight matters.
