FRENCH RIVIERA LUXURY REAL ESTATE: K ESTATES ON THE CÔTE D'AZUR

There is a stretch of coast between Saint-Tropez and the Italian border where the water changes colour with the hour and the addresses change hands quietly, often without ever reaching a public listing. This is the French Riviera, and it is now part of the world K Estates advises on.

We at K Estates built our name on the ultra-prime end of Dubai and Abu Dhabi. The Côte d'Azur is a natural next chapter. The same clients who buy a penthouse on the Palm or a mansion on Hudayriyat Island tend to keep a second life somewhere in the South of France, and increasingly they want one advisor who understands both. So we went and secured the representation to do it properly.

Why the French Riviera, and why now

The headline about European property markets over the last two years has been caution. The ultra-prime Riviera did not read that memo. At the very top of the market, roughly half of luxury purchases here are completed without any mortgage at all, which quietly detaches this tier from the interest rate cycle that has cooled almost everything else. When a market runs on cash and scarcity rather than credit, it behaves less like real estate and more like fine art.

Scarcity is the operative word. Strict coastal planning rules mean almost nothing new can be built on the water, so the best assets, the waterfront villas, the caps, the sea view penthouses, simply do not come to market often. When they do, they move. Regional forecasts point to healthy, measured growth of around three percent a year, with the rarest pockets comfortably outrunning that average.

For a serious buyer, this is a better environment than a frenzy. There is time to compare, to structure an offer with care, and to target the assets that will still be desirable in ten years. That is precisely the kind of decision we exist to advise on.

    Cannes: the Croisette and beyond

Cannes has spent the last few years reinventing itself for a new generation of buyers. The full renovation of La Croisette wrapped in 2025, and the city is drawing a wave of tech founders and institutional money alongside its established festival-season crowd. Prime apartments on the Croisette now trade at around forty five thousand euros per square metre, and the Palm Beach district has quietly become the centre of Cannoise social life.

Look up into the hills and the story shifts to space. La Californie and Super Cannes hold the most liquid villa stock in the city, typically from three to twelve million euros depending on views over the Lérins Islands. Nearby Cap d'Antibes sits in trophy territory, with villas starting around five million and the rarest estates pushing well beyond twenty. This is where privacy, a superyacht berth at Port Vauban, and a genuine sense of arrival all meet.

    Monaco and its coastline

Monaco remains the most exclusive square mile of real estate on earth, and also the most constrained. The Principality has run out of room, and that pressure is spilling into the towns on either side of it. Cap d'Ail and Roquebrune-Cap-Martin have both seen around four percent annual price growth, driven by buyers who want a larger garden and a terrace while staying ten minutes from Monaco's infrastructure.

For clients who work in the Principality, these adjacent addresses offer the same access with more house for the money. Penthouses and villas with parking, sea views, and quick border access are the most sought after. As a long-term store of value, Monaco itself is hard to argue with: the median price there has risen by roughly eighty two percent over the past decade.

    The wider Côte d'Azur

Beyond the two marquee names sits a coastline of micro-markets, each with its own logic.

Saint-Jean-Cap-Ferrat is the most revered address on the Riviera. Properties almost never come up, and when one does it tends to trigger international bidding. Waterfront values here run from around thirty five thousand to eighty thousand euros per square metre. Saint-Tropez and Ramatuelle remain the global barometer for ultra-luxury villas, prized for privacy and a lifestyle no other coast quite replicates.

Inland, the hinterland has stopped being a compromise and become a first choice. Mougins draws a global expat community with its international schools and golf, while Valbonne and Biot pull in tech leaders who want an authentic bastide within reach of Sophia Antipolis.

From Dubai to the Riviera: what K Estates brings

Our expansion across the Côte d'Azur is anchored by our partnership with Magrey & Sons, a family group that has represented the most beautiful properties on the Riviera for generations. Their offices span Cannes, Saint-Tropez, Mougins, Valbonne, Monaco, and Paris, with a portfolio of more than two thousand five hundred properties and the kind of local relationships that open doors long before anything is public.

That matters because the Riviera is moving off-market. The rarest homes increasingly sell through discreet channels, agent to agent, never listed. Access to that flow is not something you can buy through a portal. It comes from trust built over decades, and it is exactly what this partnership gives our clients.

What K Estates adds is the bridge. We already advise a clientele that thinks across borders, from Dubai to Monaco to Paris. We bring the same editorial standards, the same discretion, and the same obsession with getting the detail right to the South of France. One advisory, two coastlines, a single point of contact for a life that happens in both.

    What is changing in 2026

Three shifts are worth watching if you are buying this year.

Energy performance has become a real valuation lever. Homes rated A or B can command a premium of ten to fifteen percent over comparable properties that still need thermal renovation, and French rules are steadily tightening around poorly rated stock.

American buyers are back in force, helped by a strong dollar, and are targeting assets above five million with genuine scarcity value. That demand is concentrated on the eastern Riviera and the trophy addresses, which keeps the top of the market firm.

And the whole market has gone quieter, in the best sense. Owners of rare assets prefer privacy to publicity. The result is a coastline where the best opportunities are found through relationships, not searches.

    Frequently asked questions

Is the French Riviera a good place to buy luxury property in 2026?

Selectively, yes. The ultra-prime segment is resilient, largely cash-driven, and protected by severe land scarcity. The right purchase is one that is rare, correctly priced, and legally clean, which is where advice earns its keep.

Which French Riviera locations does K Estates cover?

Through our partnership with Magrey & Sons, we advise across Cannes, Monaco, Saint-Tropez, Cap d'Antibes, Saint-Jean-Cap-Ferrat, Mougins, Valbonne, Nice, and the towns bordering the Principality such as Cap d'Ail and Roquebrune-Cap-Martin.

How does Monaco compare to the wider Côte d'Azur?

Monaco is the most exclusive and most supply-constrained market on the coast, which is pushing demand and steady growth into its immediate neighbours. Buyers often pair a Monaco base with a larger home just across the border.

Can Dubai based buyers purchase on the French Riviera through K Estates?

Yes. Advising clients who buy across borders is core to what we do. We provide a single point of contact spanning Dubai, Abu Dhabi, and the French Riviera.

What is driving prices on the Côte d'Azur right now?

Land scarcity, cash buyers, renewed American demand, and a growing preference for turnkey, energy-efficient homes with sea views and privacy.
