Emaar's first villa community, built in the desert before anyone was sure Dubai wanted one. Twenty two years and more than 10,000 homes later, it is still the benchmark everything else gets measured against.
Before Dubai had a villa market, it had Arabian Ranches. Emaar broke ground off what is now Sheikh Mohammed Bin Zayed Road, put an 18 hole championship course at the centre, and let the neighbourhood grow around it. The first keys were handed over in 2004. The golf club opened the same February.
What happened next is rare in this city. Three phases over twenty two years, each one absorbed by the market, each one a different generation of the same idea. Arabian Ranches 1 is fully built out and fixed in supply, which is exactly why its resale values behave the way they do. Arabian Ranches 2 arrived in 2013 with newer construction and slightly tighter plots. Arabian Ranches 3 launched in 2019, is still delivering, and brought a 30,000 sqm central park, a lazy river and a skate park to a market that had settled for a community pool.
The thing residents mention first is not the golf. It is that nobody leaves. Tenancies here run long, vacancy sits below the Dubai villa average, and the school run is a five minute drive rather than a forty minute commitment. Families move in when the eldest is four and are still there when the youngest graduates. For buyers, that translates into a resale market with genuine depth, which matters far more at exit than any brochure line.

It is an end user community first, which is precisely what makes it work as an investment. Long tenancies, low vacancy and consistent family demand produce steadier returns than higher yield areas with more turnover.
AR1 is the original, fully built out with the most mature landscaping and the largest plots. AR2 came in 2013 with newer construction on slightly smaller plots. AR3 launched in 2019, is still delivering, and leans towards contemporary townhouses with the strongest amenity offering of the three.
Villas and townhouses only, no apartments. Two and three bedroom townhouses at the entry point, through to six and seven bedroom villas in Polo Homes, Golf Homes and La Avenida.
Three bedroom homes typically start around AED 2.5M to 3.5M depending on phase and cluster, four bedroom villas from roughly AED 5M, and the premium clusters run well into double digit millions. Golf frontage and plot size drive most of the spread.
It depends on what you are optimising for. Al Reem and Palmera offer the best value per sqft and some of the strongest yields. Savannah, Saheel and Mirador sit in the middle with generous plots. Polo Homes, Golf Homes and La Avenida are the top of the market.
Yes. All three phases are freehold, meaning international buyers can own outright with full title, and purchases above the qualifying threshold can support a Golden Visa application.
Downtown Dubai and Dubai Marina are both around 25 minutes by car, with Dubai International Airport at 30. There is no metro station inside the community, so residents drive, and the compensation is a location that stays quiet.
