Dubai's central business district, drawn around a man made canal and built for 191,000 residents, one metro stop from the Burj Khalifa.
Business Bay was Dubai's answer to a question most cities never get to ask: what if the central business district were designed all at once, from nothing, on 46.9 million square feet of open ground. Dubai Properties broke ground in 2003 with a brief to build a commercial and residential city within the city, extending Dubai Creek inland to meet Sheikh Zayed Road.
Two decades on, it has outgrown the brief. What was drawn as an office district now houses one of Dubai's deepest residential rental markets, with a projected 191,000 residents and a further 110,000 who come in to work each day. The opening of the Dubai Water Canal in 2016 changed the district's character entirely, turning a landlocked business address into a waterfront one and creating the canal front premium that still shapes pricing tower by tower.
Its position is the whole argument. Business Bay sits directly south of Downtown Dubai, one Red Line stop from Dubai Mall, minutes from DIFC, and on the doorstep of both Sheikh Zayed Road and Al Khail Road. Buyers pay meaningfully less per square foot than the address next door and collect a stronger yield for it.
Business Bay Metro Station sits on the Red Line, placing Dubai Mall and Burj Khalifa one stop away and DXB a direct ride from the platform.
Direct access to both Sheikh Zayed Road and Al Khail Road, the two arteries that carry most of the city.
Dubai Water Canal ferry and abra stations at Marasi Bay and Sheikh Zayed Road, linking the district to Dubai Creek and Al Jaddaf by water.
6.4km of pedestrian and cycle paths run both banks of the canal, with bridge crossings at Sheikh Zayed Road, Al Wasl, and Jumeirah Beach Road.

Both, though it leans differently to the Palm. Business Bay has the deepest corporate tenant pool in the city, which makes it a rental market first, but the canal front stock and branded launches have pulled in a growing share of end users.
Studios through to four bedroom apartments across the mid market towers, penthouses and sky mansions in the branded stock, plus a significant commercial and office component. There are no villas.
Entry level studios start from around AED 680,000. One bedrooms typically run AED 1.1M to 1.6M, while branded canal front residences begin around AED 14M and rise past AED 30M for the Dorchester Collection addresses.
Canal front and Marasi Drive command the premium and hold value best. The Executive Towers side offers the strongest yields and closest metro access. Southern Business Bay is the value entry point, with more supply arriving through 2029.
Yes. Dubai Land Department transaction records show a consistent premium for water facing towers over inland stock in the same cluster, and the gap has widened since the canal opened.
Yes. Business Bay is a designated freehold zone, so buyers of any nationality can take direct title, and purchases from AED 2M qualify for the Golden Visa.
Gross yields typically run 5.5 to 7 percent, with studios and one bedrooms at the top of that range. Tenant turnover is lower than in suburban communities, which protects net returns.
