    About District 1

    District One is the address people picture when they imagine space in the middle of Dubai. Set inside Mohammed Bin Rashid City, it launched in 2014 as an AED 35 billion project by Meydan Sobha, the partnership between Meydan Group and Sobha Realty, built on a simple idea: put a low-density community of villas and mansions around the world's largest man-made lagoon, keep two thirds of it green, and place it all minutes from Downtown.

    That idea held. Seven kilometres of crystal water now wrap 1,240 acres of parkland, beaches, and some of the most private homes in the city, with villa values up 60 to 90% since 2021. Handovers began in 2017 and the community keeps growing, from the original runs of villas to new phases at District One West and lagoon-facing homes at Naya. A mansion on the water regularly trades north of AED 80M, yet a one bedroom in the residences still opens the door at under AED 2M. That spread is the point: one address, many ways in.
