Five islands rising off Dubai's historic Deira coastline, engineered by Nakheel into 17 square kilometres of beaches, marinas, and waterfront homes.
Dubai Islands is Nakheel's answer to what comes after the Palm. Rebranded from Deira Islands in 2023, it spans five interconnected islands and 17 square kilometres off the city's oldest coastline, and it is built to align with the Dubai 2040 Urban Master Plan rather than sit apart from it.
The scale is the point. The master plan carries more than 60 kilometres of waterfront and over 20 kilometres of beach, including a Blue Flag certified stretch, alongside roughly 2 square kilometres of parks, nine marinas, and upward of 80 hotels and resorts. Where the Palm reads as ultra prime, Dubai Islands is positioned as a mixed use lifestyle destination, pairing branded beachfront residences with mid market apartments and family communities at entry pricing that would carry a far higher tag elsewhere on the coast.
That value equation is already showing in the numbers. The Dubai Land Department (DLD) recorded more than 2,075 transactions across the district in the second half of 2025, close to AED 5.6 billion in deal value and a 109 percent jump on the prior period. A network of bridges keeps Deira and Dubai International Airport minutes away, and the full master plan is expected to be operational by 2030.

Both, with the balance currently leaning toward investment. Competitive entry pricing and a genuine waterfront address are driving strong off plan demand, while the day to day lifestyle offering keeps maturing toward full completion in 2030.
The mix spans 1 to 4 bedroom apartments, penthouses and duplexes, beach houses, and beachfront villas, ranging from mid market waterfront homes to branded and ultra private island residences.
As of 2026, apartments run from around AED 1.4M for a one bedroom to AED 12M for a three bedroom waterfront unit, with villas from roughly AED 8M to AED 25M. The average sits near AED 2,000 per square foot.
Central Island is the urban heart, with towers, retail, and marinas. Shore Island leans into beachfront and family living. Marina Island centres on waterfront village life, Golf Island on golf front villas and a country club, and Elite Island on low density, private waterfront estates.
Yes. Dubai Islands is a designated freehold zone, so international buyers can own property outright with full title.
The Infinity Bridge and internal bridge network link the islands to Deira and the Al Shindagha Corridor, putting Dubai International Airport around 10 minutes away and Downtown Dubai around 15. A Metro extension is planned by 2030.
Infrastructure and early residential phases are already delivering, with major projects handing over between 2026 and 2029. The full master plan is expected to be operational by 2030.
