    About Dubailand

Dubailand is the most ambitious thing Dubai ever drew on a map. Launched in 2003 by Dubai Holding through its subsidiary Tatweer and now managed by Dubai Properties, it was conceived as an entertainment and residential world large enough to make Dubai a global tourism capital in its own right. The plan covers more than 3 billion square feet, roughly 107 square miles, which makes it several times the size of most communities people picture when they think of Dubai.

The 2008 downturn reshaped the original vision, and the district leaned into residential and mixed-use delivery rather than theme parks alone. What emerged is not one community but a collection of them, each with its own developer, price point, and tenant profile. The Villa, Falcon City of Wonders, Mudon, Serena, Villanova, Arabian Ranches III, Dubai Sports City, and The Valley all sit inside the wider zone. According to the Dubai Land Department, the district recorded more than 18,000 residential transactions in 2025, placing it among the highest volume corridors in the emirate by unit count.

For buyers, that scale is the point. Dubailand offers the full range, from studios and mid-rise apartments to five bedroom signature villas, at entry prices that sit well below the coastal communities. Apartments in the completed pockets typically trade between AED 600 and AED 1,400 per square foot, with gross rental yields across the district running in the 6 to 8 percent band.
