The city Dubai is building around its next great airport. 145 square kilometres where homes, business and one of the world's largest runways rise together, priced for the people who move first.
Dubai South is the single largest urban project on the map right now, a 145 square kilometre city taking shape around Al Maktoum International Airport, roughly 35km south of Downtown. To put the scale in perspective, it is close to twice the size of Manhattan and bigger than Downtown Dubai and Business Bay combined. Under the Dubai 2040 Urban Master Plan, this is the direction the whole city is growing.
The investment case here is simpler than most. One master developer, one long runway of infrastructure, and a plan that pays off over decades rather than quarters. Al Maktoum International is in the early stages of a USD 35 billion expansion that takes it toward 260 million passengers a year, a capacity that would make it the largest airport in the world. Entry prices sit 30 to 45 percent below Downtown and Marina, and in 2025 Dubai South posted the strongest price growth of any community in the emirate at 22.8 percent.
Life on the ground is already here, not coming. The residential district is anchored by The Pulse and by Emaar South's golf community, with Expo City Dubai next door as the living legacy of Expo 2020. Districts for business, logistics, aviation and humanitarian response sit alongside the homes, so people can live close to where they work. The design population is one million residents and around 500,000 jobs. Today's occupancy is a fraction of that, which is exactly the point for anyone buying early.
1- Al Maktoum International Airport (DWC) sits inside the district, so departure gates are minutes from home. Its USD 35 billion expansion is building toward 260 million passengers a year.
2- Two major arteries, Sheikh Zayed Road (E11) and Sheikh Mohammed bin Zayed Road (E311), keep the rest of Dubai within easy reach by car.
3- The Route 2020 metro already connects Expo City to the wider network, and the new Blue Line, targeted for 2029, will run the southern corridor toward DWC.
4- An Etihad Rail freight link ties the district to Abu Dhabi and the wider Gulf, part of what makes this Dubai's logistics backbone.

Both, though the balance leans toward buyers who think long term. Families get space, new schools and an easy airport run, while investors get some of the strongest yields in Dubai and a front row seat to the Al Maktoum airport story.
