A private, gated island set between Palm Jumeirah and Dubai Marina, where 27 towers each open onto their own stretch of sand and 1.5km of beach belongs to residents alone.
Emaar Beachfront is what happens when the developer behind Burj Khalifa and Downtown turns its attention to the water. Launched by Emaar Properties in January 2018 and built inside the wider Dubai Harbour master plan, it sits on reclaimed land between two of the city's most recognised addresses, close enough to Dubai Marina to walk to dinner and close enough to Palm Jumeirah to watch the sun set behind it.
The pitch is simple and hard to replicate. Twenty seven towers, more than 10,000 homes, and a private 1.5km beach that only residents can use. Every tower faces water. Access runs straight off Sheikh Zayed Road, and through mid 2026 the new Dubai Harbour bridge links opened in stages, easing the drive on and off the island. Prices have moved a long way from launch, when early apartments sold from around AED 1.5M. Today the community average sits near AED 7M, with sea facing and branded units carrying a clear premium.

Both. The private beach and Emaar build quality draw end users, while limited beachfront supply and steady demand keep it strong for investors chasing long term growth and 5 to 7 percent rental yields.
The community is apartment led, running from one to four bedroom homes, alongside penthouses and a growing collection of branded residences under the Address name.
One bedroom apartments start around AED 2.5M, with pricing typically working out to AED 3,800 to 4,100 per square foot. Branded and high floor sea facing units sit well above that, and the community average is close to AED 7M.
Yes. It is a designated freehold zone, so buyers of any nationality can own outright with full title and no residency requirement.
Yes. A purchase at AED 2M or above qualifies buyers for the UAE 10 year Golden Visa, subject to the current eligibility rules.
It combines the private island feel of the Palm with the walkable proximity of the Marina, then adds a beach that belongs only to residents. Few addresses in Dubai offer all three at once.
Very. Direct links to Sheikh Zayed Road put Dubai Marina five minutes away and Downtown around twenty, and the Dubai Harbour bridge links opened through mid 2026 added new routes on and off the island.
