A gated enclave of roughly 600 custom mansions wrapped around a championship golf course, and the most tightly held address in Dubai.
Emirates Hills is the community that started freehold Dubai. In the early 2000s, Emaar Properties did something no developer had done before: it sold empty plots to private buyers and let them commission whatever they wanted. The result is around 600 one-of-a-kind mansions, Mediterranean beside Baroque beside ultra modern, arranged around the fairways and lakes of The Montgomerie golf course.
Two decades on, it has become the quietest big-money market in the city. Homes here rarely list publicly, deals above AED 100 million close through private introductions, and inventory never grows because there is nowhere left to build. In January 2025 the Versailles-inspired Marble Palace sold for AED 425 million, the second most expensive residential deal ever recorded in Dubai, and the records have kept coming since.

Every home is custom built. Emaar sold the original plots as land, so owners commissioned their own architects, which is why no two mansions look alike. Combined with gated privacy and golf course frontage, it created a community that has never been replicated.
Entry level villas start around AED 35 million, fully refurbished mansions typically trade between AED 80 million and 150 million, and trophy estates have sold for AED 260 million to AED 425 million.

A large share of homes here sell off market. Owners value discretion, so the biggest deals close through private introductions and prequalified viewings rather than public listings. Access to that network matters more here than anywhere else in Dubai.
It behaves like a trophy asset market. Rental yields are modest, but scarcity is absolute: around 600 villas, no new supply, and record prices reset multiple times since 2025. Buyers hold for capital appreciation and wealth preservation rather than income.
Yes. It was one of Dubai's first freehold communities, and international buyers can own villas and plots outright with full title.
The community is home to global business families, GCC establishment names, and high profile international buyers, which is why it is often called the Beverly Hills of Dubai.
