The second palm, and the bigger one. Twice the size of Palm Jumeirah, built for 35,000 families on 110km of new coastline, and the address every serious buyer is watching right now.
Palm Jebel Ali is Dubai's most ambitious island yet. Nakheel first started reclaiming it in 2002, paused for more than 15 years, and brought it back to life in 2024 with a new masterplan approved at the very top. What returned is bigger and more considered than the original: seven interconnected islands, 16 fronds, and over 90km of beachfront shaped into a single palm.
At 13.4 square kilometres it is twice the size of Palm Jumeirah, with room for more generous plots, wider gardens, and green space across roughly a third of the island. Homes are being sold on the things that are hard to find anywhere else in Dubai: private beach frontage, real space, and open Gulf views. The first villas are being handed over from 2027, and early pricing sits well below Palm Jumeirah per square foot, which is a large part of why investors are paying attention now rather than later.
A dedicated Gateway Bridge and public access road connect the island straight to Sheikh Zayed Road, keeping the rest of Dubai within easy reach.
Six planned marinas will open the island to the water, with berthing woven into the community from day one.
Positioned minutes from Al Maktoum International Airport, set to become the world's largest as it scales through the 2030s.

Beach Collection villas start from around AED 18.1M and Coral Collection villas from around AED 42.6M. Custom plots are priced from roughly AED 3,000 per square foot, well under Palm Jumeirah's resale levels.
Twice the size. Palm Jebel Ali spans 13.4 square kilometres across seven islands and 16 fronds, adding 110km of coastline, against Palm Jumeirah's single palm and 5.6 square kilometres.
A dedicated bridge and access road link the island directly to Sheikh Zayed Road. Al Maktoum International Airport, Ibn Battuta Mall, and Dubai Marina are all within easy reach, and the island anchors Dubai's southern growth corridor toward Abu Dhabi.
